Building A Home
If you are in the market to build a new home you've come to the right place. Since building a home is even more complicated than buying an existing home, don't make the mistake of buying a home without representation. I am specially trained in new construction. Over thirty percent of my business each year is helping families move up and often into a new home. Over the years I have seen many homes built, I have also come to expect that every home will have some small things that need tweaking. But, I have also ran into more serious problems with builders.
Most concerning right now is the financial stability of some builders. Wthen the housing market was hot, many people made building houses their profession. However, now that the market has cooled and they are left with large inventories, some builders have actully been forced to go out of business. This is a horrible thing to happen if one of those particular builders built your home. Of course, there is no one to perform any of the warranty work that comes up in the first year. If you have major problems with your house, you're simply out of luck. I cannot stress how important it is to have a Realtor who will perform background checks on builders and offer to help you get references and check those references. Obviously, the builder or his agent WILL NOT suggest that you check his references!! It's up to you and your buyer's agent.
