Tips to Building a Home
Don't even think about it!
Walking in and buying a home directly from the subdivision, that is. The agents that work in the model homes, while super nice folks, represent the interests of the BUILDER only. They in no way represent you or your interests.
Can't I save money by buyng direct?
No. The subdivision agents have listed the homes at a certain commission and have negotiated that commission with the builder. If they sell the homes themselves one of two things happen, 1) they get paid more 2) the builder pays them less. They may tell you that you are getting a better "deal" if you buy without your own agent because they don't want you to have the nogotiating power of your buyer's agent or they know they will get paid more! Beware of this common tactic in new home construction.
Save money on your home sale!
I have created special commission rates for those who both build (or buy) and sell through me. If you go directly to the subdivision to build your home not only will you not be represented, you will not be eligible for the lowest commission rates on the sale of your old home.
Do no paperwork without your agent!
This includes lot reservation money. I often hear stories from my clients who were building who felt rushed to put down money on a certain lot because "it was the last one that would allow for a walk out basement" or "another family is coming in to reserve this lot". You're way too smart to fall for these lines, make sure that your Buyer's Agent is aware of any paperwork and lot reservations. Hey, it's your money at stake!
Make sure your agent knows construction
If your agent doesn't know a footing from the trusses he's probably not the best person to help you build a home. If properly informed, your agent will know all the right questions to ask you to make sure you're getting the features and quality you want and make sure that options are offered to you every step of the way. That said, it's equally important that your agent is not a know-it-all! Your goal is effective communication between client and builder. I can advise on the items you need to be concerned or aware of throughout the construction process.
